Full value of consideration


06 June 2017 i have sale my immovable property to individual at rs. 50 lakhs. Rs. 27 lakhs received immedieatly and balance 23 lakhs was directed to pay to the developer(builders) which was due to me and stamp duty value or circle rate of the property is 42 lakhs. so what should i take full value of consideration for capital gain purpose. and also what is my cost of acquisition if i had actually paid for this 17 lakhs.

06 June 2017 FVC is 50,00,000/- and COA is Rs. 17,00,000/-

06 June 2017 balance 23 lakhs due to me which is paid by purchaser. so why i should not take this in coa
