if i buy a house on housing loan for rs.40 lac today for 20 yrs. after 1 year value of house got appreciated by 5 lac. can i sell the house for rs 45 lac? is registery will be in my favour?

U can sell the house. But bank will levy pre payment charges and other charges for pre mature payment of loan and first you wiill have to pay the bankers dues before selling.
