If it was rural agricultural land, no question of any capital gain, or no question of any tax liability.

when i have purchased residential property out of sale consideration of land sold and i have made the full payment for that but it is under construction and the builder said to me that sale deed would be done at the time of possession so my question is whether it is advisable and deductiblr that i can made a sale agreementor register banakhat with the builder for the purchase of residential property?

That is the first and formost requirement before making any payment. The banakhat helps you to protect your rights for the property purchased.
