The Property where the registered office of the company is proposed, is owned by the directors mother.
Do we require agreement for no rent payment to be filed to the ROC ?

As the property is being owned by the Director's mother, then Lease deed can be submitted along with the proof of receipt of rent.
Further utility bill shall be submitted in the name of the owner which shall not be more than two months old.
Alternatively , NOC shall be given by the Director's mother to the Director stating that they do not have any objection in giving the property for particular commercial or operational purpose.
