I would suggest go for AMIT KARIA's LAW BOOK titled LAW, ETHICS & COMMUNICATION (Bharat Publications)
Prcatical Problems are given very nicely.
60 case laws & 150-160 problmes are given.
The format of answering practical problems is also given. Even deeds & agreements are explained step by step.
Tricks for remembering section numbers are alos given.
