Sale agreement vs sale deed

Hi I have a question I am purchasing a flat where the sale agreement value is 5200000 and the government valuation of the property has come as 3960000 is it okay to register the property at a lower value or will there be issues . All transaction is via cheque or neft and loan

Quick Summary
This discussion clarifies the difference between a sale agreement and a sale deed, particularly concerning property registration values. Registering a property at a value lower than the agreed sale price, even if it's below the government valuation, can lead to future problems. This practice may be viewed as an attempt to evade capital gains tax, potentially causing complications down the line.

No need to register at lower value
Don't not registered at lower level or you might face a problem in future as itis considered that to save capital gain tax you purchase undervalued property and hence the difference in cash value
Yes you should not register the Flat at lower Value
