Paid 15 lakhs to builder in feb 2014 and 5 lakhs in march 2017 . Property cost 40 lakhs. Now builders is asking 12 % gst on 40 lakhs i.e 4lakhs approx.
Need help if builder ask for gst on 40 lakhs is valid??

The main question you need to ask the builder is when is the Completion certificate issued, and it should be from a competent authority.
If any amount has been received before that then you might not get relief from GST
