father runs a sole proprietor business now he not keeping well he wants to transfer his business to me also office & godown is in name of firm both are on tenant basis he feared after him landlord will create problem the best way to reslove both the problem is it very difficult process

You can discuss the issues with the landlord. But note that tenancy is heritable and after your father, the tenancy rights will go to you. A proprietorship firm has no legal entity like a registered firm.

 

If the landlord cretaes any problem, in the worst case scenario, you can approach the court for enforcement of your tenancy rights. 

problem can be of increase in rent because its now new rent holder as per today and if your father stay from years may be you pay less then today running otherwise no other problem
