Tax implications on brokerage

I am selling a property. How much brokerage can be paid in cash without receipts to benefit from capital gain.

If paid by cheque, when does gst, TDS etc kick in? Broker is a small time guy to be treated as individual.

  2.  2% TDS if brokerage over Rs.20K

Brokerage is trated as commision subject to tax while paying to any person
