Sale of residential house property under GST

sir,
my client has bulider. he construct resident house and finally sale to individual person. whether gst applicable or not, gst rate ?
total cost of construction house RS.35 lakhs, input for raw material RS. 12 lakhs around, finally sale value RS.45 lakhs include reg.charges.

gst 3b gst 1 how to handle this, bulider is reg.dealer in gst and buyer is unregistered in gst.
pls help sir

which amount I show sir, gst rate pls, because bill was not raised still

If After Completion of Resident house 

Than No 

such house fully completed and occupied by the buyer sir, gst applicable?
There is no GST applicable on sale of Individual residential House
Gst Will not be applicable because it haz been sold After completion of construction
No...sale of Complex Building is cover Under GST.
Hence sale individual House /koti is not cover under GST
If you are buying an under-construction property, it is considered as availing a service from the builder; hence, you are supposed to pay GST on it. According to the GST law, construction of a building, complex or a part of it, intended for sale to a buyer, attracts GST on the sale price. However, the tax should not be charged if the property is being bought after the issuance of completion certificate by a government authority or after the property has undergone occupation, which means it is a case of resale.
