Being service provider of renting residential property, which is nil rated; how can you opt for composition scheme?

primary business of the assessee is of grocery shop where opted for composition scheme

next the thing is he owns a resi prop which he has rented out

so in such case whether he need to collect GST from licensee

being residential personal property is he qualifies for coll of GsT?
Earlier in service tax residential property for use as residence was in negative list. Thus not attracting service tax and the same applies in Gst regime as well. So one cannot collect Gst as per my oponion
Moreover if you are registered as a composition dealer u cannot charge Gst in your invoice from any person. So in any way u cannot collect gst
I think, since his aggregate turnover exceeding 20 lakh (presummed since registered), he should report his tax free supply (renting of residential property) by taking another registration
