gst for constuction

i would like to know that gst rate for under construction will be 5 % but after this shuold builder opt composition scheam compulsorily

Builder's provide services, and have more than 50 lakhs supply, so composition scheme not eligible for them.

builder turnover will be easily more than 50 lakhs.. the will not be eligible for composition scheme
