Form 26QB Multiple Buyer/Multiple seller

Considering there are multiple buyers, I know we have to pay TDS for each buyer. But few questions

  1. Total Value of
    Consideration (Property
    Value)
  2. Total amount paid/credited in previous installments, if any 
  3. Total Stamp Duty Value of the Property

What values should be filled in  each of these. Should I fill my indiviual share of combined share. Lets assume my share is 75% and my wife's share is 25%. 

Property value : 2 crore
Amount already paid : 1 crore (75 lakh from my account, 25 lakhs from my account)

Should total value of consideration 2 crore(total value) or 1.5 crore(my share)
Similarily Total amount paid/credited in previous installments, if any  should it be 1 crore or 75 lakhs
What about Stamp duty value


Also I assume if my contribution is 75%, my wife contribution is 25%, I assume It should be ok If I pay 3 installments entirely from my account and fourth one entirely from my wife account

  • Separate 26QB per buyer–seller pair

  • Enter full property value in each form

  • Enter individual share in payment details

  • TDS on proportionate ownership share

  • Payment source flexibility allowed

  • Deduct TDS at each instalment

What about amount paid in previous installment? Should I included whatever I paid from my account or total amount paid

Total TDS required:

1% of ₹2 crore = ₹2 lakh

Now divide buyer-wise:

Buyer Share TDS Liability
You 75% ₹1,50,000
Wife 25% ₹50,000

Even if:

  • You pay 3 installments

  • Wife pays 1 installment

That is perfectly fine. As long as total TDS deducted matches ownership ratio

You will file:

  • Separate Form 26QB for yourself (75%)

  • Separate Form 26QB for your wife (25%)

Each will:

  • Mention Total Property Value = ₹2 crore

  • Mention Total Stamp Duty Value = Full value

  • Deduct TDS as per their ownership %
