What is the GST rate on sale of commercial building (shop) w.e.f. 01/04/2019

its 18% as per Notification 3/2019 CT (r)
Pankaj sir 18% will be 2/3 rd value of property ..on land value gst will not be charged
Or we need to charge 12%on total value.
Please correct me if i am wrong
