TDS on house property

House property total sale value 97000000 out of which 20Lakh paid to seller(Lady) on feb 23. Seller is a Lady and her husband is no more. She has one son and one daughter. How tds should be deducted and in whose name.
Is it mandatory to deduct tds on son and daughter name?
If so how the total sale value to be divided among three and what will be tds amount?

Check on whose name property is registered.. I think it might be in the name of lady thus whole of the TDS will be deducted on her account...
In the name of that lady and husband
Husband in no more how can be deduct tds on his account.
97 lakhs will go to that lady , her son and daughter . so for them tds to be deducted right??
