TDS for Rent including maintenence

Hello,
I need one clarification regarding rental agreement. I am about to move to 2bhk and the owner provided a draft rental agreement and asked to verify.. In that he mentioned "for the rental
of xxxxx/- (rupees ) including maintenance per month". Is it better to separate out rent and maintenence amount? If not can I claim this full amount for TDS? Will there be any problem while proof of investment verification at financial year end at company?

you are liable to deduct TDS only if the rental amount is greater than 50000 or if you are liable to tax audit (individual). if the rental and maintenance costs are inseparable, you can claim the same in computation of 10(13a) if you are salaried employee in receipt of HRA or under section 80gg if you are self employed
