gst on shop rent if recipient is registered or unregistered also the rate of gst and the exemption limit please clarify in detail

No GST if both of them are unregistered.............
If any one of them is registered under GST....... 18% GST charged.
If landlord registered. forward charge.......... otherwise under RCM......
and the exemption limit ??
Once registered [either or both] ...... no exemption limit.....
