As per above rule commercial area allowed is 3% of total residential area.( After satisfying conditions of flat area & plot area of affordable housing project)
If i construct 15% commercial area & pay tax on additional 12% commercial area will i be able to get tax benefits on residential & 3% commercial are.

The Assesee has to fulfill certain conditions mandatorily to get Deduction under 80IBA

one such mandatory condition is that the carpet area of the shops and other commercial establishments included in the housing project does not exceed 3% of the aggregate carpet area.

So to claim 80IBA Deduction is not an easy task but to fulfill all the conditions Specified in the section.
