if I paid rent as commercial purposes then which tax deductible for this matter tds or GST.

If you get your accounts audited in Income tax then you have to deduct TDS u/s 194I if amt is more than Rs.180000/- in a year.
If you are registered in GST & paying rent to unregistered person then you have to pay gst @ 18% under RCM.

if rent value is 200000and repairs and maintenance charges is 10000 total invoice value is 210000,now my question is TDS deducted after gst value,18% on 210000-10%tds...clarify the same
No TDS deducted on 210000/- only not on GST portion.
if I get audited ours account under section 44ab in this case we can deduct tds if amount exceed 180000 and also can deduct GST or not. if person not registered

You have to deduct tax on Rs.200000/- only if you get your a/c audited in last year.
can I deduct both taxes tds and GST from a urd if all conditions are fulfilled as discussed above?

You ll deduct TDS and You ll be pay GST under RCM basis then you can get it as ITC...
