Need guidance on renting house to a commercial entity

I am currently renting out two units (ground, first floor) of my house in a residential area (in Bangalore). Both are being rented out to families. One of the tenants has asked if I can modify the rental agreement such that it will now be rented out to a new company he has just started. He will then pay the rent through this company. I am guessing he will have some tax benefits from this. But I wanted to make sure:

  1. It is legal to do so
  2. What implications will such an arrangement have for me? For e.g. somewhere I read that the company (paying rent) will have to do TDS on the rent paid and then at year-end, issue me a Form-16, which I will have to then use as part of filing my tax return (which will include rental income)
  3. Are there other things I would need to do (e.g. some registration/declaration with local city corporation, etc.)

Also the person use residential purpose no need any other.
But, he use the residential to Commercial purpose then he ll be pay Tax under GST...
Also you can show it on rental income as commercial income....
Follow the local municipality activities...
1. if property used for commercial purpose and rent exceeded rupees 20 lacs then you need to get GST registration.
2. please confirm with your area municipality or by market research that you can let property for commercial purpose if you are in a good residential area.

Thanks for the guidance. The rent won't exceel 20 lacs - so no GST I guess.

How about income tax implication. Is it true that the tenant's (startup) company will have to deduct TDS (I read 10%) and then provide me a Form-16 at the end of the (fiscal) year?

Also, do you know if commercial income (i.e. rental income from commercial sources) will be taxed differently than regular rental income?
