Intangible valuation- project feasibility

Dear members, could anyone share any guidance note/ book which can elaborate on understanding the method for valuation of intangible assets (lease rights etc) especially when there is an acquisition of a subsidiary by a parent company.

Basically i am looking for an internal valuation model / model from any external valuation firm which can be used for doing project feasibility analysis.
