no GST on residential rent. 18% on commercial

No, but in case it is renting of commercial property, then the tenant might want a gst invoice from you if he doesn't want to pay gst on reverse charge.

you have to pay GST on rental income if you exeeds threshold limits from all of your business and service activities.
