Please advise, if i am recovering electricity expenses more than it's cost from my tenant on commercial property.
Is GST will be applicable on whole amount, if yes HSN code please ?

It would be a composite supply with renting as principal supply of service. Hence reimbursement of expenses from tenant (even if greater than actual) would be chargeable to gst along with rent charged and in the same code only.
what if i am giving only electricity services to some company from my permises ?

i am allowing 1 party to take electricity from my premises he is not my tenant , i am paying electricity bill to electricity department, after that i raise to party bill of electricity which is sum of cost of electricity to me and profit margin on it.
Please advise under which HSN/SAC code i should raise him invoice for electricity charges
