Hi,



A residential open plot was self accquired by my elder brother on:02.02.1979

Ground Floor of the house is Constructed on: 1982

First Floor Constructed on:1998 (along with renovation on ground floor)



On the demise of my elder brother, my bhabhi and her 2 sons inherited the property through succession. (now 3 owners of the said property)



These 3 owners jointly gifted the said property by a registered gift deed without consideration to me and wife in 2013.



The stamp duty was paid on the gift deed as per the circle rate valuation of Rs. 17 lacs. 



We wish to sell the property so acquired.



Query:

1. For calculation of capital gain – How to calculate our cost?

2. What would be our cost of acquisition?

3. Any tax payable by us on receipt of the gift deed?



**The cost of purchase of land by my fathers' brother in 02.02.1979 was around Rs.9000/-. We do not have the cost figures for construction of the house.

1. & 2. Fair Market Value of the complete property, as on 01.04.2001 as certified by Government Approved Valuer.

3. Liability  to pay tax was in the year of AY 2014-15
