Accounting & income tax of conversion of agri land to non agri land for residential plot

Assesses purchased the Agri Land  for Rs. 22,00,000 vide area 15716 Sqare Meter. Now its converted into Non Agri Land where 2000 Sq Meter is apportion to Govt. Ploting and 2516 Sq Meter is apportion to Road. So effectively 11200 sq. meter place is for selling purpose. Conversion exp. is of Rs.300000

Now my Question is that how i will determine COA for Calculating CG?
