TDS deduction on House Rent of property of NRI

Hi,

I stay in a house which is owned by an NRI and the said person has authorized his father as GPA. Further, my organization has a direct lease agreement with the house owner(through GPA) and accordingly the rent is being paid directly by my organization in the account of GPA holder.

Can anyone please let me know the amount of TDS that should be deducted from the rent, will it be 10% or 31.2% (as in the case of NRIs). Please guide me.
