Service tax in healthcare industry

We are a healthcare facility.  We do not charge service tax to our patients (as I understand, we are not supposed to).  Our landlord however does charge us service tax on the rent that we pay.  Is this right? Is the tax something that we can get a refund?

The ultimate consumer in indirect tax bears the costs. In case you are not provding taxable services, you are not eeligible for the credits.

No refund is allowed unless taxable services are exported. ST on rent telephone, amc etc wouldhave tobe borne as a cost.
