I've lent my building for rent to a company.since the rent value per annum exceeeds the exemption limit, they are asking for rent invoice with service tax.Being a individual can i levy service tax in the bill, without service tax registration on my name.should i register as an individual for levying serving tax to my tenant or is this covered under reverse charge mechanism.

Not covered under reverse charge. You must have got registered !!!!!!!!!!

But , if for FY 2017-18, you have not exceeded limit, how would you?

May be you may directly register under GST act, whenever exceeding aggregate limit of 19 lakhs.

sir, Thanks very much for your prompt answer. rent received is under ST exemption threshold till now, fso or these three months april, may and june should service tax be levied. 

If you have already crossed the threshold limit in FY 2016-17, then technically you are liable for ST.
