my only source of income is the rental income of 2.5 lakhs p.m against a commercial property
rent paid on accommodation is 40 thousand per month since no house of my own
Can I adjust rent paid against rent received for income tax purposes or any other solution to minimize the tax

No. No such adjustment applicable.
you can adjust this rent paid as deduction under 80GG from your gross total income and claim the tax benefit
Yes... Deduction can be avail u/s 80gg maximum Rs. 60000
