Hotel, school and hospital industry is different but all AS standards are applicable when there is a commercial transactions. So it must be capitalised as it's similar to overhaul expenses
You may account it under furniture ( Property Plant and equipment)
No depending on the value materiality.
There is materiality as it leads to direct economic benefits
