My friend is going to sell a house property. In the document and PAN her name is Hebsiba John where john is her husband name. In aadhar , legal heirs and Advertisement given in trinity mirror and Makkal kural. Is this valid when paying tax for buyer?

As per sellers pan and sale deed her name is hebsiba john.as per Aadhar,legal heirs. her name is hebsiba malar.when i buy property from her does any problem arises because of her name?
