Ltcg exemption on sale of comm.property

Hi,

One of our client is planning to Sale Shop ( Commercial Property) which was acquired by him some 5 yrs ago.

He is planning to buy commercial property out of this entire proceeds. Shop was originally bought by him for Rs. 25 Lacs & now as per Stamp Duty Valuation agreement value comes to Rs. 75 Lacs. He is ready to invest whole of the sales proceeds to buy new commercial property.

Now, my question is whether whole of this LTCG (after Indexation) will be exempt or not ?

Pl reply accordingly.

No. Any investment in commercial property is not available for any exemption.
