Income from house property

Hi,

I work in mumbai & leave in a rented flat.  I own a house in pune which is still self-occupied. The house in pune is taken on loan from bank and  is availing deduction under 80c and sec 24.

My question is can i show rent which i am paying in mumbai as expenses? I am receiving HRA.

You can claim deduction u/s 80C and 24 for Pune house and HRA deduction can be claimed for Mumbai flat within the limits as you are staying in Mumbai flat for employment reasons.

You may declare to the employer the rent paid by you, since you are already receiving HRA.

U can claim HRA deduction from salary in following manner

LEAST of the following will get exempted

1) Actual HRA received

2) 50% of Basic Salary (as your house in mumbai)

3) Rent paid less 10% salary

For example assume u earn  basic salary of Rs 20,000 per month and rents a flat in Mumbai for Rs 5,000 per month, ur actual HRA is Rs 8,000 then u r  eligible for 50 percent of the basic pay for HRA exemption.

Least of:

Actual HRA received – Rs 8,000

50 percent of basic salary – Rs 10,000

Excess of rent paid over 10 percent of salary, i.e., Rs 5,000 less Rs 2,000 – Rs 3,000.

As such, Rs 3,000 per month is the least and will be the exemption allowable for HRA deduction.
