Income from House property

how to  compute Income from house property if an assesse has rented the house property to a tenant on a rent free basis. but has received  a lump sum deposit which is refundable after the lease period of 2 yrs. The assesse enjoys interest on the deposit received. Kindly quote board circulars  or any supreme/ High Court Judgements if any.
