Hra deduction (agreement has 70% rent and 30% amenities)

If I am planning to take a house on rent and the landlord says that the agreement will mention 70% rent and 30% amenities. What amount will be considered for the calculation of HRA deduction. 70% or 100%. Given that I am a salaried individual. Also the rent payable is more than 15000 pm, and I am planning to take an individual lease - is there any liability to deduct tax at source for the rent paid.

You dont have to deduct TDS but if you have to avail HRA benefit, then you have to produce a PAN of landlord to the employer.

For HRA calculation might be 70% of rent paid will be considered not 100%

If u r an individual not liable to tax audit ,then u r not required to deduct tax (TDS)
