How to verify seller is not nri while buying house? as tds rate changes for nri

I'm buying house in Delhi. Seller is current in US and returning next month. As per seller she visited US for short term and she is not NRI. As per I understand it is buyer tax liability to deduct correct TDS in real estate deal. How can I be sure seller is not lying for lowering TDS? What prevention I should take? If she lie to me then later will IT can hold me responsible? Thanks!

It is better to get a disclaimer or acknowledgement from the seller regarding the fact that the seller is a non resident person hence under section 194IA tax is not required to be deducted and make her sign such acknowledgement.
