GST registration for a freelancer working from home

I'm a freelancer working from home and I'm in the process of registering for GST. In a previous thread I was adviced that I can use my home address for registration as long as I can also provide a NOC.

The problem is that I approached my landlord and he says that he cannot give the NOC as giving NOC would mean that his house will be treated as a business and the electricity and water charges would be charged at a commercial rate.

So here are my questions:

1. Is it true that if you register GST by giving home address, the home will be treated as a business and the electricity and water charges will be charged at a commercial rate?

2. What option do I have now? Do I have to go ahead and book an office space which I won't even be using just for the sake of GST registration? 

I checked out virtual office spaces but it seems very confusing. I'm not even able to understand their business model. And it seems you need a registered name in order to use these services.

Any help would be highly appreciated.
