One of my client own a commericial property he issue invoice of rent every month to the bank with 18% but bank pay without tax rent because rent deed is old. I mean before july 2017

Check the deed. There must be a clause specifying liability of any additional tax levied in future.
There is no provision of tax on deed
GST liability need to be discharged.
As per GST Law you are required to charge GST on bill & same need to be deposited to Govt.
So matter seems to be personal & need to resolve mutually. Can prepare fresh rent deed.
