GST applicability on heavy deposit in replacement of Rent

If flat given on heavy deposit, whether GST is to be calculated on deemed rent? if it is related party and if it is not related party. flat used for office

if amount is adjust against rentals from deposit amount in future then GST will be applicable

hence not required to charge GST

If its security deposit then No GST.

no heavy deposit is refundable, no adjustments. whether section 15 of CGST come into pay since transaction money is sole consideration.
