what is the rate of construction Services when the value of land included? is 12% or 18%

And if the Developer also build the property on his own material is also of him and then sold the property then what rate??

For completed property........... NIL

For under construction unit........ 12% on the value of agreement if land cost included in the agreement value....... otherwise 18%.

what about the input Credit!?

Works contractors can take full ITC
And construction contractors can also take full ITC except Works contract as per section 17(c)(5) am i correct??

For construction services ITC available when GST charged at 12% with land cost..........

For works contract...... ITC can be availed by subcontractors....... but not by developer when the final output service is immovable property.........
