Closing of mortgage loan against getting Goldloan

Dear Sir/Mam.

We have few clients(brother and sister) who got  the JOINT mortgage loan  n suffering for closing and for EMI payment. So we want to suggest them  to clear his entire mortgage loan by getting gold loan. Kindly suggest us if any tax problems arises for both of the joint parties if closes entire 20lakhs(approx) in a same financial year.they have approx 500 grams of gold together.
