if not or if it is exempt, them service tax return is required to be file?

Software development services are liable to Service Tax.
But Export of these services can be exempted, if u comply with export of service rules.
i.e. you must receive the export proceeds in convertible foreign exchange.
About return filing as far as i know you have to get registered with dept. once your receipts exceeds Rs 900000/- and after reaching 1000000/- mark you have to file the service tax return .
whether service tax is applicable on Ground rent and freehold conversion charges collected by the real estate builder??
also, tell whether Service tax is applicable on sinking fund created by Developers??

Service tax will be applicable on ground rent if the same is rented out for commercial purpose. Further it seems that service tax on freehold conversion charges and sinking fund will not be applied...
