Affordable housing registration mandatory for GST rate 1% or not

My query is whether a builder has to first register his project under affordable housing scheme and then he can pay 1% gst on sale of flats or  irrespective of his registration under affordable housing scheme  if the builder is fulfilling the condition of 60/90 sq mtr and consideration less than Rs 45 lakhs then he can pay gst @ 1%?

Sir but according to my knowledge there is no criteria under RERA for specific registration of project under affordable housing.

It is general Registration making it a registered project under RERA.

There is no registration for affordable housing scheme. It's just that the residential unit should fulfill the criteria
If it is not under affordable housing scheme then it's not under rera scheme.

What about R1 we have to show just sale deed or all sale amount
