An assessee was allowed deduction of unrealized rent to the extent of Rs.40000 in a past year, although the unrealized rent claimed was Rs.60000.

Subsequently he has recovered Rs.45000 from the tenant.
What will be the taxable value??

rupees 31500 will be taxable as income from house property in the year of receipt.
