TDS on purchase of property
if seller is NR and buyer is resident then what will be liability for TDS it will be under 194IB or under 195??

First of all it's 194IA not IB , secondly the TDS would be deducted under section 195 as the text of section 194IB inter alia states " payment to resident transferor" which in your case is a NR , hence TDS shall be deducted under section 195.
