Quick Summary
This discussion clarifies when to deduct Tax Deducted at Source (TDS) on rent payments. The consensus is that TDS should be deducted at the time of payment. If an advance payment is made, TDS applies to that portion. For the remaining balance, TDS is applicable when that amount is paid or when the expense accrues, whichever comes first, as per Section 194I of the Income Tax Act.

TDS to be done at the time of payment only if you pay advance .On balance amount ,which is not yet paid -100000 ,you can deduct in may
Agreed with Sanjith.
That means i have to deduct TDS on 20 May on whole rent 180000 and pay by 7 June ?
Its advisable to deduct tds

As per Sec 194I

rent to be deducted on the basis of payment or expenses which accrue whichever is earlier.
