Tds on coworking space

Hello All

I currently rent a coworking space for my office and currently pay 30,000 per month to a company X. Now if the company X gives me a Bill / Invoice for 

Rent - 14,000
Internet  - 10,000
Cleaning - 1,000
Electricity - 5,000

I pay the company X, 30,000 and the total payment of 3,60,000/ per year, but the rent amount is only 1,68,000, Internet Charges is 1,20,000, Electricity is 60,000 and Cleaning of 12,000. Now my question is since the rent part is less than 1,80,000 can i not pay TDS or since the total payment for the year is 1,80,000, i need to pay TDS. Also one other question is is TDS applicable after the payment of 1,80,000 or does it start the 1st month itself ( meaning if the rent exceeds 1,80,000 in a calendar year do we deduct TDS after crossing 1,80,000 or from the 1st month itself )
