Tds 195 or 194I

dear sir,
our company rent paid to landlord he have bank account in india. but now working in abroad..
how much tds applicable?..

Tds will be deducted u/s 195 @ rate in force + cess
Sir , rent room in india,, his bank account in india.. his pan also available.. he stay only abroad.
As per Section 6 of Income Tax Act 1961, he is non resident thus irrespective of the above facts tds will be deducted u/s 195
