Tax on rental income

1) Is it allowed to claim 30% of value of apartment as maintenance charges EVERY YEAR? Isn't it too much? For example if apartment value if 10L then maintenance charges are 3L per year? In most of the cases, income (rental income) from property will be less than 30% of the value of property. So all rental income (plus some other personal income) is excluded from total taxable income.

2) If apartment is rented for a monthly rent of Rs.16000/-, is the owner liable to pay any tax considering that he has no income from other sources. After deducting maintenance charges of 30% (per year) the income will become negative. If maintenance charges deduction is not applicable in case of rental income, is there any other deduction possible?

I think you are little confused. U/s 24(a) 30% of A.V. is allowed as deduction not the 30% of value of the apartment. pl. raise your querry again
