If a person have 5 no of resedenciàl property and received 21 lakh in annually rental income. then should he opt GST registration? where he show his rental income both commercial and residential in GST 3B and GSTR 1

If received Rental from Residential Property then no need to take Registration under GST...

This condition not applicable if residential property given to Commercial Purpose.
In 2nd para of your query you ask for commercial & residential rental income....

So if you have both residential + Commercial rental income exceeding 20lac you need to obtain Registration.
And only on commercial rental income the GST will leviable.

No need to show residential rental income in GST return
